Role: Building Surveyor - Team Leader
Rate: £23-27 p/h
To lead a team specifying works to Council properties
To lead a team supervising contractors working on council properties
Delivery of an effective and appropriate service to all service users, fairly and without discrimination.
Main Duties and Responsibilities
1. Lead, manage and motivate a team of building surveyors carrying out surveys to diagnose repairs, identify defects and remedies on issues including general disrepair and non-decency, causes of dampness and condensation, required improvements and other work required on council properties and estates, specifying remedies and work to be carried out, estimating costs, preparing tender documents and commissioning work.
2. Lead on the management of capital and revenue projects and contractors carrying out works to council properties, including decent homes works of over £4m a year, disabled adaptations, door entry, environmental improvements, estate works, parking, planned and cyclical maintenance, and other necessary work, assessing and agreeing variations and final costs. This will involve direct management of the more complex projects.
3. Ensure there are effective arrangements in place for monitoring contractors’ preliminary costs and variations and that there are effective approval mechanisms in place for the approval of variations.
4.Ensure that there are effective arrangements in place for carrying out pre and post inspections, work in progress and handover inspections accepting at handover only properties that meet the specification and quality standards. Ensure robust snagging processes are carried out.
